How to Become a Home Inspector in Virginia

Home inspectors in the state of Virginia are not required to be certified. However, there are requirements for a voluntary certification - in order to call yourself "certified" by law you need to meet the following requirements:

Virginia Home Inspector Licensing Requirements

  • Be at least 18 years old
  • Earn a High School Diploma (or equivalent)
  • Complete 70 hours of education/training and:
    • A minimum of 50 home inspections
    • A minimum of 25 certified home inspections under the direct supervision of a certified home inspector
  • Pass the NHI Examination or another competency exam approved by the board
  • Submit evidence of having at least $250,000 of general liability insurance
